The purchase process

Buying off-plan or new-build, step by step

  1. Reservation

    A reservation fee (typically £1,000–£5,000 depending on the development) secures your chosen unit while solicitors are instructed on both sides. Most reservations are refundable within a short cooling-off period.

  2. Exchange

    Contracts are exchanged, typically within 28 days of reservation. A 10% deposit is paid on exchange. You now have a legally binding contract to purchase.

  3. Construction updates

    We keep you informed on build progress throughout the construction period. Most developers provide quarterly updates and a dedicated customer care contact.

  4. Notice to complete

    The developer issues a formal notice when the property is practically complete, giving you typically 10 working days to arrange the balance of funds.

  5. Completion and handover

    On completion you pay the remaining purchase price, receive your keys and begin the two-year defects period during which the developer resolves any snagging issues at no cost to you.

  • Buying off-plan means purchasing before the property is built or while it is under construction. The advantage is early-bird pricing and the ability to choose finishes; the risk is that completion may be delayed. Buying a completed new build means you can inspect the actual property before exchange, with a shorter, more certain completion timeline.
  • Yes. The key risks include construction delays, changes to the surrounding environment before completion, and (rarely) developer insolvency. We recommend buyers use a specialist new-build conveyancer and check the developer's track record and financial standing before committing.
