Getting started

From instruction to tenanted, typically within two weeks

  4. Tenant referencing

    Full credit check, income verification, employment reference and previous landlord reference - conducted by a specialist referencing agency.

  5. Tenancy setup and deposit registration

    Tenancy agreement drafted and signed, deposit registered with a government-backed scheme within 30 days, prescribed information issued to the tenant, and keys handed over.

Landlord FAQs

  • Your property must currently have an EPC rating of E or above to be legally let in England. The government has proposed raising the minimum to a C rating for new tenancies from 2028 - we strongly advise landlords to plan for this now to avoid being unable to re-let.
  • We use a specialist independent referencing agency that carries out a full credit check, employment and income verification (typically gross income of 30× monthly rent), employment reference and previous landlord reference. Right-to-rent verification is also conducted for all applicants.
  • Our management fee is competitive with the East London and Essex market. We confirm the exact percentage at the rental valuation appointment. All fees are published on our fees page and explained clearly before you commit to any service.
  • In 2026, the key obligations include: a valid EPC (minimum E); an Electrical Installation Condition Report (EICR) every five years; an annual Gas Safety Certificate; smoke alarms on every floor and CO alarms near fuel-burning appliances; and deposit registration within 30 days of receipt. The incoming Renters' Rights Act will also change how tenancies are structured - our team can advise on this.
